Window wells do two important jobs at once. They let light and air into basement bedrooms (and provide a code-required egress route in case of fire), and they keep groundwater away from the basement window itself. Done poorly, they become bathtubs in a heavy rain and push water straight through the window frame.
We install both prefabricated steel and corrugated wells and custom poured-in-place concrete wells. The choice depends on the look you want, the depth of the window, and whether you are tying it into a larger waterproofing or rebar job. The under-the-surface work is what makes the difference. Every well we install sits on a properly drained gravel bed connected to the foundation perimeter drain, with a clean-out where the homeowner can flush it if it ever clogs. We seal where the well meets the wall, flash the top to direct surface water away, and where the well is deep enough to require it, install a clear or grated cover for safety and to keep leaves out.
